Concorde Place

When you buy your first place, excitement tends to take over as you dream of all the wonderful things you’d love to do with your new home.

Then reality sets in as you realize that with the expense of moving, closing costs, etc., you can only do so much and you have to set some priorities and do the things you want in stages.

This was the case with this 25 year old unit in Don Mills. Being an older unit it had the usual double edged sword – tons of space but horribly out of date.

From the hunter green carpet and terra cotta tiles to the battleship gray kitchen and bathrooms, this place needed help bad.

But, we couldn’t do everything at once. So we set some priorities and decided that the carpet and tiles had to go and the kitchen needed a makeover.

We didn’t have the budget for a complete kitchen renovation, so a minor makeover was decided on.

We began by removing the carpet and tiles.

In one of the previous pictures, you’ll notice the tiny pass through from the kitchen to the dining area. Completely non-functional and kind of silly looking. So we removed some kitchen cabinets and opened up the wall.

The next project was to do something with the ugly gray kitchen. The larger pass through had worked wonders in opening up the space, but there was too much gray.

We left the counter tops and painted the cabinet doors white. Then we installed a beautiful red glass tile backsplash.

Next came the installation of a gorgeous warm bamboo floor throughout the main living area and bedrooms.

Next up on the list is a new coat of paint (the gray isn’t working), some entry furniture and then the bathrooms. The kitchen backsplash was done in such a way that it can be left in place when the cabinets and counters are eventually replaced.

Here’s the finished product in the first phase of this tired old condo makeover. Stay tuned for more…..

Making over a very, very small closet

Here’s another little closet we did recently.

Very small, only 36″ wide with the typical builder provided wire rack shelf and rod.

The client spent some time thinking about her things and how she would like the closet to work, sketched a design and then we went to work putting it together.

Using an off-the-shelf product by Closetmaid (the Suite Symphony) and doing a ton of cutting and customizing, we were able to give her a long shelf on top, three large “cubbies”, two drawers, room underneath on the floor for boxes and three rods thereby sacrificing viertually no hanging space.

Horizon on Bay II

I’ve said before that one of the best things about older condos is that they are typically much larger than newer ones. The downside is that they tend to be horribly out of date.

This was definitely the case with this early 80’s unit in the heart of downtown Toronto.

This condo had been rented out for years and when the owners finally took it back, it was time to renovate and bring everything up to date.

There was very little that wasn’t updated; the kitchen was gutted and completely renovated, the bathrooms were re-done, the carpet was removed and new hardwood flooring, baseboards and crown moulding were installed, new doors and door frames and new closets, lights and blinds were all added.

Window Film adds privacy and light control

If you’re looking for a great way to add privacy or light control to windows, glass doors or shower stalls, look no further than Gila Window Films, a great DIY application.

http://www.gilafilms.com/en/Residential-Window-Film.aspx

I’ve done quite a few applications in the past couple of years and while it can be tedious and at times frustrating, the result is fantastic.

I’ve added them to sliding doors and glass panels:

and to shower doors and walls:

and with a bit of trimming, you can make some unique patterns:

Gila films are available at all big box stores and come in a variety of styles and textures.

One important note, follow the instructions EXACTLY, or you will hate every second of the application process.

Do it right and you will be thrilled with the result!

Liberty Village II – Another bathroom makeover

I really hated this bathroom. It was dark, dreary and was the first thing you saw when you entered the condo. It HAD to be redone, but, at very little cost.

A new coat of paint, new vanity doors and hardware, a new mirror, faucet and light fixture and some frosting on the shower door was all it needed to be brought up to date.

Imagination

Recently, I had the pleasure of helping some very good friends put together their first home, a beautiful 2 bedroom townhome east of Toronto.

We chose a colour scheme of greys, charcoals and browns and the result is stunning.

Warm and cozy, a casual elegance with an inviting appeal. Simply beautiful.

A quick fireplace makeover

The fireplace in the family room of this Richmond Hill townhome was a beast. It was massive, dark, heavy and completely overpowered the room.

I wanted it to remain the focal point of the room but it had to be toned down in both size and colour. I convinced the clients to let me take down the shelving unit above and paint the mantle and surround white. I know that some people think that painting wood is blasphemy but there are times (many) where it is the right thing to do.

Still the focal point but so much less intrusive.

Atrium

I absolutely loved doing this place. A penthouse on Queen’s Quay overlooking the waterfront, what could be better.

A beautiful mix of creams and burnt orange made this amazing condo really come to life.

Tri-city Bungalow

This Kitchener bungalow was really something.

It had been purchased in 1961 and I honestly don’t think the homeowners had done anything in 50 years except accumulate furniture. It was like walking onto the set of “The Wonder Years”.

There was furniture EVERYWHERE. We counted 16 dining chairs (in addtion to the ones around the dining room table) scattered  throughout the house, just in case, I suppose, a large number of guests dropped by unannounced.

We did a major decluttering, finished the wainscoting (which was only through part of the house), painted the entire place, rearranged all the artwork and changed a few lights.

What a difference! This home was brought into the new millenium while still retaining it’s traditional charm and became a warm and inviting space.

One more bathroom makeover

When I arrived at this home, the bathroom had been completely gutted right down to the studs and subfloor and the clients had run out of energy and interest, so I was asked to finish the job while they went away on vacation.

A three piece tub insert was installed (which by the way is one of the most frustrating tasks ever), the bathroom was tiled and painted, a new vanity and toilet installed and a new mirror and light fixture.
